Verdin is located within the City of Phoenix, approximately 5 miles east of Interstate 17, 5.5 miles north of State Route
Loop 101, and 3 miles west of Cave Creek Road. The site is bounded by Sonoran Desert Drive to the north, undeveloped
State Trust Land to the immediate east and west, and parcels owned by the City of Phoenix and the Maricopa County
Flood Control District to the south.

The Verdin site is comprised of 473 acres of privately-owned land situated along Sonoran Desert Drive. The site, along
with other State Trust land along Sonoran Desert Drive, has been designated for future residential development by the
City’s planning policies and guidelines for more than 30 years. As planned, Verdin and the surrounding State Trust Land
along Sonoran Desert Drive are envisioned to develop and mature into a cohesive community that respects the natural
environment and provides sustainable, responsible development to support continued growth in this area of the City.
